Special Conditions Attached to the Sale of Caravans

1. The vendor registers his intention to sell his caravan at the Secretary's Office, before beginning any negotiations or advertising. Passing ownership to a friend or relative must be registered at the office, and condition 3 will apply.

2. The vendor understands that the sale of the caravan while it is on the Company's premises does not in any way guarantee or indicate that a site will be available anywhere on these premises for the buyer, unless by previous agreement with the Directors.

3. In the event of a site being made available to the new owner, who must be approved by the company, the vendor agrees to pay the sum equal to 15% + VAT (not less than £450 +VAT) of the sale price of the caravan. The new owners right to occupy space on the premises does not begin until the commission from the vendor is paid into the office, plus the ingoing tenant's reservation charge (see condition 7). When a transfer to a friend or relative is made, commission will be based on true market value, + VAT.

4. In the event of the site being made available, the purchaser understands that he will be charged site fees from the date of purchase and that the site he will occupy will not necessarily be the one previously occupied by the vendor unless by agreement with the proprietors.

5. The parks proprietors will disconnect a caravan and instruct its owner to remove it from the park or pay to have it disposed of if they feel it is too old, is in poor condition, or if the caravan or its occupants cause offence or if any of the parks rules or charges are not met.

6. All negotiations or advertising of the sale must be conducted through the office and not through any other member of staff.

7. Ingoing tenant site reservation charge - £250.00 + VAT.

8. Any breach of these conditions can result in the site being transferred to a new renter, Costs of van removal and storage will apply. Vans without a site are worth considerably less.
